Sealcoating Process
Asphalt Based Sealer
We start by trimming back overgrown grass. The pavement is cleaned using high powered blowers and steel wire brushes. Cracks are then prepped by removing vegetation and debris. Once prepared any Cracks 1/8in and larger are filled with a (300*) Hot rubberized filler. The finish product leaves roughly a 2-1/2in water tight strip over the crack. Lastly Sealcoat is applied by brush around garage and hardscapes. The remaining asphalt is then neatly sprayed on using a modern spray system.( We also provide hand applied Sealcoating services for both Asphalt & Coal tar emulsion.)
Polymer Modified MasterSeal (PMM) is a high performance mineral reinforced asphalt emulsion sealcoat blended with polymers and special surfactants for superior adhesion, flexibility, and durability.
Coal Tar Sealer
SealMaster Polymer-Modified Coal Tar Sealer (PMCTS) is a premium quality coal tar emulsion pavement sealer fortified with cross-linking rubber polymers and special surfactants. PMCTS is job-mixed with specifically graded aggregate and applied at a rate of 55-57% solids (unlike conventional sealers that are applied at 40-43% solids).
Sealcoating your parking lot every 2-3 years can double the life of your asphalt.

Crack Repair is the most important step to maintaining your Pavement. By Sealing cracks
water is prevented from penetrating beneath the asphalt surface where it causes the majority of distresses and failures. (Typically can be driven on within 30 mins of application)
Chase can help bring your parking lot back up to compliance with the ADA. The Americans with Disabilities Act (ADA) became law in 1990. The purpose of the law is to make sure people with disabilities have the same right as everyone else. You are required to have at least one handicap stall for up to 25 parking spaces.
